The LatAm–Miami corridor: structural, not cyclical

$4.4B in foreign South Florida purchases in 2025 (+42% YoY). 49% of new construction sold to international buyers; 86% of those were Latin Americans. Five years of data have now closed the "is this cyclical?" debate.

The MIAMI REALTORS July 2025 international report — covering 9,115 units across 37 South Florida projects — closed what was an open question for most of the post-pandemic period. International buyers purchased 49% of new South Florida construction over the 18 months ending June 2025. Of those, 86% were Latin Americans. Foreign buyers spent $4.4B on South Florida residential in 2025, up 42% YoY. Argentinians were the #1 foreign buyer group in 2024; Colombia led foreign-buyer search activity for 39 consecutive months.

The pre-pandemic narrative was that Miami's LatAm-driven market was a cyclical phenomenon — that capital flight from particular crises (Venezuela 2017, Argentina 2018, Brazil 2020) drove temporary spikes that would moderate. Five years of data have not moderated. The structural drivers are USD denomination, political stability, school and lifestyle infrastructure, and the increasingly institutionalized branded-residential pipeline (Aman Miami presold ~80% ahead of its 2025 debut; Four Seasons, Ritz-Carlton, Six Senses all active).

For Fundamento, this is the natural strategic moat. Few platforms can credibly serve this corridor in two languages with native fluency in Mexican fideicomiso structuring, Dominican CONFOTUR, and FIRPTA. The family-office tier was built around it.
